Well, hi, I'm Mike. Nice to meet you. Now you can't say this anymore.

It all depends on how far behind people are in their rent, how they treat the rental property, and how much nagging needs to go on before they pay their rent.

If I get a good tenant, I bend over backwards to keep them happy, makes sure everything is maintained properly, see if there is any paving or anything they want done to make them more comfortable, give free bottles of wine at Christmas, etc.

If the tenants are dickheads, kicking holes in walls, hammering in nails all over the joint hanging pictures, scraping walls whenever they move furniture (so the place needs to be repainted after every tenant), leaving the place a pigsty, treating the carpets like a toilet, have lots of dogs / cats living there, always behind in their rent, sticking red hots and pans on the kitchen benches, etc - then you can hardly expect some poor landlord to jump such a tenant clicks their fingers.

The 4 weeks bond these days is a joke. It barely covers the repainting of one damaged wall, let alone the rent lost while repairs are being carried out.

You might be a great tenant. But, if the landlord has other properties, and the tenants there are causing grief, then he/she will probably be a lot less responsive as well.

Before you go criticizing your landlord, buy an apartment or house and rent it out and see how you get treated. I bet you'll change your tune real quick !
